Prime Cleaning & Maintenance clean, maintain, caretake and manage high & low rise residential buildings in INNER city Melbourne. Prime have been leaders in the provision of property services to Inner City residential buildings for over 30 years and are very proud of our property portfolio (60+ buildings) which includes some of Melbourne’s most prestigious buildings.

Positions available: Property Manager (working between the hours of 8am to 4pm and evening hours 3pm to 11pm),

Applicants MUST have:

  1. Excellent references

  4. Able to communicate well with residents and fellow staff
  5. Be able to work independently
  6. Show Initiative
  7. Must be an Australian citizen or have Permanent Residency.
  8. Police Checks will be required

Position is a salary pay rate and will be be agreed on based on the roles and responsibilities as well as the size of the property.

PRIME building management is a specalised service that we offer to our clients. This service will provide our clients with an upstanding/experienced employee to manage either full-time or just relieve existing management. They will have the task of organising, controlling and coordinating the strategic and operational management of the clients building and its facilities in order to ensure the proper and efficient operation of all physical aspects, creating and sustaining safe and productive environments for all residents.

The building manager duties consists of but are not limited to:

  1. Manage and maintain common property to a high standard
  2. Organise and supervise building maintenance and repairs
  3. Supervise all move ins/outs and record any breaches/damage
  4. Perform essential services checks/duties and record in relative registers
  5. Monitor movements of all trades people, contractors, delivery personnel and ensure all works are completed in a timely and safe manner
  6. Liaise with Owners Corporation Managers reporting any breaches, providing contactor/building reports
  7. Attend, assist and maintain a pleasant and safe atmosphere for all residents
  8. Attend building, Owners Corporation and PRIME meetings, providing building managers with reports/updates including suggestions on how to improve building performance
  9. Monitoring and liaising with security guard personnel
  10. Monitoring and ensuring building CCTV systems are operating correctly
  11. Liaise and monitor the building cleaners to ensure compliance to scope of works
  12. Attend to any emergency works and breaches as a priority
  13. Maintain gardens and grounds to a high standard
  14. Monitor visitor and residential car park and issue breach notices as required.
